Smart Buildings & Demand Response Management

Real-time utility data combined with smart sensors and controls, enabling load management, HVAC control, and demand response participation.

Smart Buildings & Demand Response Management

Description

Logical Buildings' SmartKit AI supports multiple building decarbonization use cases by providing real-time visibility into energy usage, costs, and carbon, enabling building teams to monitor and manage performance. It facilitates participation in demand response and virtual power plant programs, provides tools to control thermostats and sensors for HVAC optimization, and integrates data from meters and building systems to improve operational efficiency.

Cost Savings

SmartKit AI caps energy procurement downside potential, generates demand response revenue, and generates peak capacity and general kWh savings.

Key Differentiators

  • Energy usage simplified - SmartKit AI provides an integrated model for submetering, demand response, and procurement to serve an entire property holistically

  • Energy + cost savings - SmartKit AI provides sustained energy and cost savings while creating a more accurate, data driven operating model that improves billing, tenant participation, and facilities performance

Use Cases

  • Electrify building

  • Explore demand response or Virtual Power Plants to reduce utility costs

  • Reduce building energy/utility costs

  • Optimize the usage of HVAC equipment

  • Better visibility into real-time utility use at a building

  • Submeter building cost effectively

About

Logical Buildings is a software and solutions provider focused on improving energy efficiency in large buildings such as multifamily and commercial properties. The company uses building energy data, smart devices, and analytics to help building owners and operators reduce energy waste and manage performance.

Decarbonization Impacts

Operational Emissions

The Carbon Penalty Pacer integrated into Logical Buildings SmartKit platform helps buildings measure, reduce, and pace carbon emissions against LL97 emissions caps. Energy use reduction facilitated by Logical Buildings' products leads to reduced GHG emissions.

Embodied Carbon

Reduced energy usage + electrification services allow us to help buildings with their Local Law 97 compliance, inherently reducing building emissions

Project + Building Compatibility

Project Type

Both existing building retrofits and new construction

Essential Building Characteristics

Originally intended for multifamily building's unique combination of commerical and residential, their products are now growing into every asset class

Ideal Building Characteristics

Multifamily and mixed-use properties in urban markets -- especially those subject to Local Law 97 (LL97) compliance requirements. Buildings that already have Con Edison smart meters are particularly well suited, since no additional hardware installation is needed.

Minimum Project Size

No minimum project size -- projects can vary from a single resident using GridRewards to an entire building portfolio.

Ideal Project Size

Mid to large multfamily or commercial protfolios benefit most, though the platform scales to any size.

Additional Considerations

GridRewards is a free app developed by Logical Buildings that building owners can promote to tenants to help them understand their energy use, save money, and earn rewards.

NY Contractor Availability

Installation contractor availability is very high; Contractors should be able to respond to projects any time of the year.

Other Screening Criteria

  • Buildings subject to LL97 compliance, actively seeking to reduce carbon penalties, participating in DR programs, or seeking to electrify their buildings.

  • Properties with exisitng Con Edison AMI meters, building automation systems, or submetering infrastructure are ideal.

  • Owner-operators motivated by cost savings, tenant engagement or ESG reporting goals.

Example Installations

Installed By

Trusted by Con Edison, Orange & Rockland, PG&E, SCE, SDG&E, and >100 major national real estate owner-managers

Case Studies

Resident Experience

During Installation

Depends on the install, but for the most part, residents are not impacted. Logical Buildings can use ConEdison's smart meters already installed across the city to gather energy data to analyze.

Post Installation

Sustained energy and cost savings and improved direct participation in a buildings energy use. Performance will be tracked partially by tenant enagement post installation meaning the percentage of tenant enrolled in demand response following submetering.

GridRewards generates revenue of about $60 per resident per year, with an additional ~$5 per new resident through the Community program.

Financing

Upfront Costs

SmartKit is priced at approximately $3,600 per building per year (or ~$0.0225 per sq ft annually).

Ongoing Costs

Project dependent. Varies from revenue-share to a flat platform fee, or a combination of both.

NY Incentives/Financing Resources

  • Con Edison and National Grid utility DR programs, Con Edison TOU rate optimization, NYSERDA Clean Energy programs, GridRewards revenue.

  • Buildings may also be eligible for NYC Accelerator financing support and other state or city incentives for energy efficiency upgrades.

Payback Period

Less than 1 year

Operations, Management, and Maintenance

Operations and Maintenance Requirements

Minimal - remote monitoring through SmartKit AI reduces on-site needs.

Ease of Operations

Learning curves can typically be solved in a 30-45 minute consultation, in which the Logical Buildings' team meets with the user (whether it be a company or resident managers) and walk them through the SmartKit AI platform and a further building walk if needed.

Service Support

High availability for smart meter installations and consultations.

Data + Performance

SmartKit AI provides visibility into building energy usage, comparisons, costs, and carbon with real-time energy monitoring plus integration with AMI meteres, building controls and IoT networks.

Future Proofing

SmartKit AI helps building to avoid carbon penalties, pace emissions against LL97 caps, support demand response participation, and reduce risk.
